Kings Point

This striking mixed use scheme comprises of 108 residential apartments with retail use on the ground and first floors. Planning permission was granted at the first attempt.

Prior to our earliest feasibility studies we considered the historic pattern of growth of the town centre and the prominence of the site as a gateway statement marking the start of the main commercial district of Reading. We considered views from all adjacent areas which led us to the conclusion that a tall structure would be appropriate in this important location. On analysing recent buildings in the area, we concluded that the roofscapse of many of the nearby office developments are rather dull and disappointing. To alleviate this bland skyline we took the view that a prominent corner building with an interesting roofscape would be a positive addition to the streetscape.

The Scheme

The early urban design analysis identified appropriate uses for the site and it was concluded that a retail presence was needed on the ground floor to provide an active frontage to the Kings Road and Watlington Street.

To assist in visualising the massing of the building we carried out a three dimensional laser scan of the surrounding area. This helped us refine the modelling of the upper parts of the building to respect surrounding properties and key views.

The upper parts of the building were lightened by introducing additional glazing and setting certain areas back from the main plane to relieve the elevation.
